South Harlem townhouses in the $3.0M–$4.85M band trade in the opposite market: eleven active listings, one closed sale in the last six months, and an average 202 days to contract. Same product type, an entirely different demand curve.

This is why the standing offer on 228 Lenox is not a Chelsea decision. It is a Harlem decision — and in Harlem, the calendar is not on the seller's side.

Chelsea's absorption is not portable. Harlem inventory clears on price, not on hope.

The comparison is not to argue Harlem should trade like Chelsea. It is to show that waiting for a Chelsea-style buyer at a Harlem address is not a strategy the data supports.
